Put Your Inspections Into the Most Qualified Hands
Any building requiring a 40-year recertification must go through a highly regulated and thorough inspection by a certified inspection company. Put your trust in BIS, a firm fully certified in all 40-year recertification inspection phases required by law in South Florida.
“A new state law, which went into effect on May 26, 2022, created new requirements for milestone inspections of condominium and cooperative association buildings that are three stories and taller. Miami-Dade County has had a building recertification program since 1975, which was amended on June 1, 2022. The integration of the new law together with the amended Miami-Dade ordinance impacts all existing buildings in Miami-Dade County.”
When it comes to building safety, regulations are ever-changing. In the aftermath of the Surfside Condo collapse of 2021, the 40-Year Recertification Inspection has been subject to numerous safety enhancements, with one of the most significant recent updates being enhanced thermographic inspections.
The new update requires that any building with electrical systems operating at 400 amperes or greater now requires an infrared thermography inspection using approved equipment by a certified technician.
BIS is currently one of the few inspection firms in the area with the Level II Thermography Certification, which means we are qualified to complete your entire 40-year recertification inspection.
Owners of commercial buildings in Miami-Dade county need to be aware that buildings must meet all of the required general considerations & guidelines for continued safe occupancy.
Property owners wanting more information can join the Department of Regulatory and Economic Resources for upcoming workshops, where the latest changes and recertification procedures will be discussed.

What is Level II Thermographic Inspection?
A Level II Thermographic inspection is defined as a “passive, non-destructive, infrared evaluation of electrical equipment to identify excess heat on apparatus and detect electrical issues such as loose connections, faulty fuses, defective breakers, damaged switches, overloaded or imbalanced circuits and a myriad of other problematic electrical conditions.”
A Level II Thermographic evaluation is part of a building’s electrical inspection, and it analyzes the operating temperatures of the electrical systems and related equipment.
Significant variations in the temperature of equipment could reveal potential failure as well as possible safety issues for building occupants.
Owners of commercial buildings should not hesitate to schedule their 40-year inspection once they receive notice from their respective building department. Failure to meet the given deadline or completely disregarding department requirements can result in fines and more serious consequences. In addition, taking too long to make required repairs may incur added expenses like a new 40-year recertification inspection.
Whether it’s time for your recertification inspection or you’re purchasing a new commercial building, when you’re in need of a Level II Thermographic Inspection, give BIS a call to get the job done right.

Stay On Top of Building Inspection Requirements with BIS
The Surfside collapse has affected more than thermographic inspections. Numerous changes have been made to the 40-year recertification inspection regulations, and more are likely coming in the next few years.
The initial inspection date has already been lowered to 30 years for most buildings, while those closer to the ocean are required to have their recertification at 25 years.
At BIS, we stay on top of changing regulations and update our certifications accordingly so you know you’re in the safest hands possible.
We’re protecting more than your investment; we’re protecting people.
