What is a Property Condition Assessment (PCA)?

A PCA, or Property Condition Assessment, is a set of standards for inspecting properties created by ASTM (American Society for Testing and Materials).  It is a less comprehensive evaluation, sometimes required by insurance companies or lenders during a real estate transaction.

What is a Comprehensive BIS Inspection?

A BIS Commercial inspection is a thorough inspection of your property, from top to bottom, inside and out. BIS will provide a certified report on the complete physical condition of your prospective purchase, as well as advising you on the most economical methods of correcting defects. Cost estimates for repairs, where feasible, are provided.

What’s the difference between a PCA and a Comprehensive BIS Inspection?

BIS provides both PCAs and Comprehensive inspections.  Each have a specific purpose.  A Comprehensive BIS Inspection is typically ordered when the buyer of a property wants to determine the condition of a property to discover any hidden costs associated with the purchase.  A PCA is often ordered to satisfy the minimal standards of a lender or insurance company.
